Lanten is the AI maintenance management platform for UK letting agents and property managers. It triages tenant issues, dispatches contractors, and keeps tenants and landlords updated — automatically. Most agencies report ~80% of their maintenance admin disappears.

No. Send and receive as many messages as you want. We don’t cap conversations, photos, voice notes, or any other tenant interaction.

No. Adding contractors to Lanten is free. They don’t need accounts and never log into a portal — jobs come to them by WhatsApp or email. You only pay the per-door fee for your portfolio.

For property managers / letting agents

Most agencies are live within a week. Onboarding includes importing properties, connecting your contractor list, configuring approval thresholds, and migrating tenant communication channels (WhatsApp number, email forwarding).

We integrate where it materially helps the workflow. We deliberately don’t try to be a CRM or PMS — we sit alongside what you have and handle the maintenance layer better than any all-in-one system can. Common integrations include Reapit, Arthur, Alto, and standard CSV import/export.

No. You configure the boundaries. Lanten can fully automate routine repairs under a value threshold, escalate everything else for human approval, or fall anywhere in between. Most teams start with conservative settings and gradually expand the auto-approve scope.

It stays yours. Lanten dispatches to your approved contractors using their preferred channel (WhatsApp, email, SMS). You don’t need to switch anyone.

They already do. Tenants don’t care whether a human or an AI is responding, as long as they get a fast, helpful, accurate response. Most don’t realise they’re talking to AI until we tell them.

Emergency issues are flagged at the triage stage and routed to your team or out-of-hours contractor immediately, with the tenant kept in the loop. Lanten will never queue a flooding bathroom.

You do. We act as a data processor on your behalf for tenant communications. You can export everything (messages, audit logs, photos) at any time.

For tenants

If your letting agent uses Lanten, you can message them by WhatsApp, email, voice note, or photo — whichever feels easiest. There’s no portal, no required fields, no auto-replies that go nowhere.

Tell Lanten it’s urgent (water leaks, no heating in winter, security issues). Emergencies are routed to the right person immediately, day or night. If you’re in immediate danger, always call 999 or the relevant emergency service first.

Yes. Tenant communications are processed on your agent’s behalf under UK GDPR. We don’t sell data, share it with anyone outside Lanten, or use it to train models for other customers.

Payment terms are set with the agency you work with. Most contractors are paid in 7–14 days from job completion because the audit trail is clean: no “we can’t find the original instruction” delays.

Yes. Pass on any job that doesn’t fit your schedule, area, or rate. Lanten will route it to the next contractor in your network.

No — Lanten is bought by your letting agent. As a landlord with that agent, you get the dashboard included.

A live dashboard view of every maintenance issue across your portfolio, the moment it’s reported. You’ll see what’s happening, what it’s likely to cost, and what stage each issue is at.

You set approval thresholds with your agent. Anything above the threshold prompts you for approval; anything below is handled automatically. Most landlords start at £150 and adjust from there.

Yes. Anything that needs your input or sits above your approval threshold pings you immediately. Routine repairs get included in your weekly summary.

Yes. Reports, costs, and audit logs are exportable on demand for accounting, insurance, or legal evidence.

Yes. Lanten uses the official WhatsApp Business Platform via Meta’s approved partners. Messages are end-to-end encrypted and we’re fully compliant with WhatsApp’s commerce and messaging policies.

Lanten uses a mix of frontier large language models (Claude, GPT-4o-class) for tenant communication and triage, alongside narrow models for classification and routing. Models are evaluated and rotated based on performance — you’re not locked to any single AI vendor.
