    We reply straight away. We ask the right follow-up questions to understand the issue properly: what’s happening, when it started, where in the property, anything that helps us send the right person to fix it. Most reports are fully understood and assigned within a few minutes.

    Once a contractor is assigned, you’ll know. When they’re on their way, you’ll know. When the job is done, you’ll know. You can ask us for a status update at any time — just message — and you’ll get an actual answer, not silence.

What you can report

Anything to do with the property.

If it’s broken, leaking, smelling, sparking, sticking, mouldy, or generally not how it should be — message us. Common ones include:

  • Leaks, blocked drains, dripping taps, no hot water
  • Boilers, heating, radiators, thermostats
  • Damp, mould, condensation
  • Electrical issues, broken sockets, faulty appliances
  • Locks, doors, windows, broken handles
  • Pests
  • General disrepair — cracked tiles, broken blinds, anything that isn’t working

If you’re not sure whether it counts, just message us and ask. We’d rather hear about a small issue early than a big one late.

Emergencies

If it’s urgent, tell us straight away.

If something is genuinely urgent — a major leak, no heating in winter, a security issue with your front door — tell us straight away and flag it as urgent. Lanten routes emergency issues directly to the right person, immediately, and we’ll keep you updated through the whole thing.

If you’re in immediate danger, always call 999 or the relevant emergency service first.

Yes, any time. Lanten responds instantly regardless of the time. If your issue needs out-of-hours attention, we’ll arrange that. If it can wait until working hours, we’ll tell you when to expect the next step.
You’ll get updates as the job moves: when a contractor is assigned, when they’re on their way, when the job is complete. You can also message us any time to ask for a status update.
Tell us. We’ll chase them, find out what’s happening, and either get them rebooked or arrange someone else. You’re not the one who has to manage that.

Your reports go to your letting agent and, where relevant, to the contractor coming to do the work. Nothing is published or shared outside the people who need it to fix your problem.
For anything that isn’t a maintenance issue — questions about your tenancy, rent, deposit, or moving out — your letting agent is still the right person to speak to. Lanten handles repairs and maintenance.
